Building Philosophy

TELUS Tower is an office and retail centre, developed at Sofia’s downtown business district, at Macedonia Square, by I&B Real Estate, owned by owned by Prodea Investments – the leading real estate investment company in Greece. The Prodea Investments’ portfolio consists primarily of commercial properties in SE Europe, mainly in Greece and Cyprus, but also in Bulgaria, Italy and Romania.


The location is characterized by a high degree of communication for both pedestrians and cars, enabling easy access from all directions, just 6’ minutes walk from the Serdika Metro station. The building’s location offers superb views from all levels, and direct access to Vitosha Boulevard, the most prominent retail street in Sofia.

TELUS Tower spans a total area of 55.000 m2 approximately, 34.500 m2 approximately of which is office area complemented by 1.900 m2 approximately of a retail area situated on the ground floor and 17.600 m2 underground parking and technical areas. Nearly the whole building façade is constructed with a curtain wall glazing system, allowing for a maximum glazed area creating a feeling of virtual comfort and transparency.

The office areas are developed in a 20 storey tower with the lower 8 storeys incorporating large floor plates and an atrium, offering flexible office accommodation. The unique and practical floor plan of each level offers a wide range of possibilities, able to accommodate the tenants needs, allowing both open plan and/or other layout.


TELUS Tower also provides six levels of underground parking spaces with the capacity to accommodate approximately 370 cars. Bicycle parking spaces are also provided.


The project in terms of functionality consists of three parts – underground parking, shopping area, and offices.


The retail area is located on the ground floor. The layout of the retail area offers variable choices incorporating shops facing Alabin Str., Macedonia Sq. and Hristo Botev Bul. The ground area tenant mix (bank offices, shops) will contribute with high quality services to the occupants of the building and to the neighbourhood.



Building Features

TELUS Tower stands out as one of the innovative buildings in the center of Sofia by its bold design based on sustainability characteristics, being one of the few office buildings certified by the BREEAM 2013.

To achieve the BREEAM certification the project team evaluated and demonstrate the level of sustainability of the property based on credits obtained within approximately 70 different issues.

It has been developed a set of sustainability measures (thermally insulated facade, contemporary glazing, efficient HVAC system, BMS etc.), to ensure reducing operational costs, the environmental management of the building and the comfort of their occupants.

The TELUS Tower project has gone beyond typical practice in design construction and management and is a great example of the enduring benefits of sustainable construction schemes. Through all the design and construction stages we worked with experts to create a building that prioritizes comfort, health and productivity for end-users.

  • Water used at the hand wash basins is purified and reused for the supply to the water closets through a grey water recycling system.
  • All installations fully comply with Bulgarian and European standards and codes and especially with the BREEAM environmental assessment method and rating system for buildings.
